Introduction

On a former industrial site overlooking the river and the historic center of Tønsberg—Norway’s oldest city—Snøhetta, in collaboration with developer Glastad, is designing an entirely new waterfront district. 

The masterplan envisions 2500 new homes in a variety of sizes and types, alongside commercial spaces, restaurants, green areas, and public meeting places for all.

Opening the shoreline


Large green areas are planned to remain undeveloped on the expansive site located on Nøtterøy, directly across the fjord from Tønsberg’s city center, offering space for recreation and activity both on land and water. In total, 61% will remain undeveloped, while 39% will be built upon.

More than one kilometer of shoreline will be opened to the public, with a spectacular walkway extending out at sea around the underwater reef at Danholmen as one of the project's unique features.

Transforming the old industry hall

Another original and exciting initiative is the transformation of a towering industrial hall, over 40 meters high, into a vibrant mixed-use space. Once a symbol of the area's proud shipbuilding heritage, this structure will be reimagined as a vast indoor public space, framed by pilot apartments integrated into the robust existing steel framework.

A total of 200,000 m² of housing is planned, divided into about 2,500 units. These units will be gathered in different areas with distinct ‘pulses,’ depending on who is envisioned to inhabit the various areas. In this way, the plan facilitates a diverse and well-composed residential environment.
